This agreement (the “Agreement”) is made and entered into on [Date] by and between [Landlord], (the “Landlord”), and [Tenant], (the “Tenant”), collectively referred to as the “Parties”.
- Premises: The Landlord hereby rents to the Tenant, and the Tenant hereby rents from the Landlord, a designated space within the co-working premises located at [Address] (the “Premises”) for the period beginning on [Start Date] and ending on [End Date], unless extended or terminated earlier in accordance with the terms of this Agreement.
- Rent: The Tenant shall pay rent in the amount of [Rent Amount] per [Rent Frequency] for the use of the Premises. The rent shall be paid on or before the [Due Date] of each month. Any rent not paid when due shall bear interest at the rate of [Interest Rate] per month from the due date until paid.
- Use of Premises: The Tenant shall use the Premises solely for the purpose of conducting business activities and shall not use the Premises for any other purpose. The Tenant shall comply with all applicable laws, rules, and regulations governing the use of the Premises.
- Term: The term of this Agreement shall commence on the Start Date and shall continue until the End Date unless earlier terminated by either party in accordance with the terms of this Agreement.
- Termination: Either party may terminate this Agreement by giving the other party written notice of termination at least [Notice Period] days prior to the termination date. The Tenant shall vacate the Premises on or before the termination date.
- Security Deposit: The Tenant shall deposit with the Landlord a security deposit in the amount of [Security Deposit Amount] to secure the Tenant’s performance of its obligations under this Agreement.
The security deposit shall be refunded to the Tenant within [Security Deposit Return Time] after the Tenant vacates the Premises, less any deductions for unpaid rent or damages caused by the Tenant.
- Maintenance: The Landlord shall maintain the common areas of the co-working premises, and the Tenant shall maintain the Premises in good condition and repair, normal wear and tear excepted.
- Insurance: The Tenant shall obtain and maintain liability insurance covering the Tenant’s activities on the Premises and shall provide proof of such insurance to the Landlord upon request.
- Indemnification: The Tenant shall indemnify and hold the Landlord harmless from and against any and all claims, damages, expenses, or liabilities arising out of the Tenant’s use of the Premises or the Tenant’s breach of this Agreement.
- Assignment and Subletting: The Tenant shall not assign this Agreement or sublet the Premises without the prior written consent of the Landlord.
- Governing Law: This Agreement shall be governed by and construed in accordance with the laws of the state of [State], and any action arising out of this Agreement shall be brought in the courts of [County], [State].
- Entire Agreement: This Agreement constitutes the entire agreement between the parties and supersedes all prior or contemporaneous agreements or understandings, whether written or oral, relating to the subject matter of this Co-working space rent Agreement.
